My mission here is to help Real Estate Agents create a versatile and leveraged marketing model for under $1000 that is able to morph with the times, leverage your efforts and brand you as an authority in your industry.

You will need a website or stand-alone blog to create an online presence. If you don't know how to do this yourself you can outsource this task. Obviously the main objective is to drive targeted traffic to your website, but here’s where my plan further differs. There is a 3-page web flow that sorts, qualifies, and educates your buyers. This piece online real estate is now your marketing hub and pipeline manager.
Page 1) You advertise an up-to-date market analysis, pointing out the 10 biggest pitfalls when buying in your niche. You can advertise with direct mail, ezine advertising, blogs, articles, print ads, press releases, pay per click advertising, web 2.0, banner ads, and affiliates just to name a few. Once a prospect visits your 1st page tor your home page for your blog they will be asked for their name, and email address. After they confirm that it is OK to receive information from you, the report is automatically sent via email, and they have now opted into your AUTO-responder sequence ($19 per mo. try it free.) The follow up emails or broadcasts MUST be content driven, with positive, but objective relevant market information. The messages can also be somewhat personal, maybe even include some individual Realtor "stories from the streets".
Page 2) This is the sales page; first thanking them for visiting a letting them know the report will be emailed to them. This page positions you as a leader and an expert in your particular Real Estate niche. The page must be customer benefit driven, with some helpful well-written ad copy, defining the problems they may be facing when buying a home ,and how you can help solve them. This page must be all about YOU Inc. not a company, it is fine to reference your company but never take the focus off how YOU Inc. can help. The more of a shameless self-promoter you are the more successful you will be, image is everything. You have to come off as a…dare I say wizard of sorts, who has all the answers or at least knows where to get them. You can do things no ordinary Realtor or Mortgage Broker can do. Testimonials with pictures and or audios are a must for this image.
Page 3) This is a contact page where your visitor can fill out a questionnaire and request a call back. Once they submit their information you should receive a notification to your hand held device and consider it a hot lead.
ADVANTAGES: One time lead capture, low cost follow-up. You now have the advantage of selling just a click giving away your report instead of trying to sell yourself in every ad, which means you can place smaller less costly ads and capture a better return on your time and money.
All too often Agents "drop the ball" in the follow-up process. Capturing your prospect insures you say in front of your target audience so when the time does come, you have already provided value, and built a relationship, they like and trust you, so they will come back.
This is how Smart Marketers operate.

2. Build a relationship with the list and
3. Start to market to your list.

Not very many people in the Real Estate Industry are doing this. You have the opportunity to be ahead of the curve now, or possibly be playing catch up in the near future. It is not that hard to add 500 prospects into your pipeline every month, if you were to find a consistent advertising method pumping people into your automated pipeline, you’ll be flooded with business in no time…. Now it’s just up to the bank to fund a deal.
Bonus: Since only a small percentage of visitors will actually use your services in a real estate transaction it only makes sense to monetize your list by providing them with related products and services they might require through the use of affiliate links (kinda like the link I slipped in about auto-responders).
